How to check RERA registration in Nashik

Before you pay a single rupee for a flat or plotted project, one check protects you more than any other: is it registered with RERA? Here’s what RERA does for you in Nashik and exactly how to verify it.

What is RERA — and why it matters to you

The Real Estate (Regulation and Development) Act, 2016 created MahaRERA in Maharashtra to make property buying transparent and accountable. For you, RERA means:

  • Builders must sell on carpet area, not inflated super-built-up numbers.
  • Projects must register and publish approvals, timelines and plans.
  • Delays and specification changes carry penalties and refund rights.
  • Advertising must quote the RERA registration number.

Which projects must be RERA-registered?

In Maharashtra, a project generally requires RERA registration if it has a development area over 500 sq.m or more than 8 apartments. Most genuine apartment projects qualify — so a missing registration is a red flag.

How to check RERA registration (step by step)

  1. Go to the official MahaRERA website (maharera.maharashtra.gov.in).
  2. Open “Registered Projects” search.
  3. Search by the project name, promoter/builder name, or RERA number, and filter by district (Nashik).
  4. Open the project record and verify:
    • The registered project name and promoter match what you were told.
    • The registration is valid/active.
    • The approved plans, carpet areas and completion date are as promised.
    • Any complaints filed against the project.

If a builder can’t give you a RERA number, or the details don’t match — pause and ask questions.

What to do with the RERA number

  • Cross-check it against the brochure, agreement and advertising.
  • Confirm the carpet area in your agreement matches the RERA record.
  • Keep a copy of the RERA page with your purchase documents.
